That — тоже может заменять целую ситуацию, но создаёт дистанцию от неё.
He lied to everyone. That was unacceptable.

That = заменяет существительное в единственном числе, чтобы избежать повторения:
The population of France is larger than that of Spain.
(= the population of Spain)

Those = то же самое для множественного числа:
The problems of young people differ from those of older people.
(= the problems of older people)

Those + relative clause:
Those who work hard usually succeed.
Those affected by the changes will be informed.

These = множественное число от this, более непосредственное/«близкое»:
The company introduced several changes. These have been well received.
